If you are considering selling your house, the first thing you should do is gather as much information as possible regarding your loan payoff, all the specs about your house, any updates or improvements you have made to your home etc. You have to be prepared with a gameplan when putting your home on the marekt. Secondly, you should meet with a Realtor. A trained and professional Realtor will be able to provide you with recent and comparable sales in your area to make sure you are entering the market at the correct price point and this is very crucial out of the gate! In addition to pricing, a Realtor will be able to accuratley advise you in any changes that need to be to your house to make sure that the presentation of you home is up to par! Pricing and presentation are EVERYTHING to ensure a fast and profitable sale of your home. After you have done these two steps, you will be in a much better position to make the decision to sell your house or not.

After I decide to sell, how should I go about finding a Realtor?

The best thing to do to make sure you get a professional Realtor working for you, is to simply interview a few. Ask your friends, family, co-workers etc. who they would recommend based on their experiences and start there. Set up an appointment with each one of them and tell them you are interviewing several. This will ensure that you are able to evaluate the professionalism and aggressiveness of each Realtor because that same professionalism and aggressiveness will be used by your Realtor of choice in finding a buyer for your home! Make sure each Realtor gives a detailed explanation of his or her marketing strategy and a brief rundown of their recent successes. You want a Realtor who has “been there done that” to make sure they have the experience to handle the sale of your home. Even asking to speak with past clients would provide you with good feedback in making your decision. In the end, you want to work a Realtor that you can trust and have a good working relationship with. I can’t stress that enough!!!

How do I sell fast and for the highest possible price?

I love this question!! The answer to this question is two fold and CRUCIAL to the sale of your home. First of all, pricing is everything. You have to price your home competitive with the market. Sellers have the hardest time coming to grips with this KEY aspect of selling their home. As homeowners, we are emotinally attached to our homes for various reasons and it is hard for us to look at our homes objectively regarding price. We tend to think it is worth more than what the market says it’s worth. In the end, the market ALWAYS dictates the value of your home. So, it is crucial to price your home according to the market. Having a great Realtor working for you will make sure you stay competitive with the market out of the gates and throughout the listing period as the market changes. The second most important thing to do to make sure you sell fast and for the highest possible price is make sure the presentation of your home is a 10 out of 10! Think about fancy restaurants for a second. You get MUCH LESS food for a MUCH HIGHER price! Why is that? Well, a big reason is the presentation of the meal and the servers presentation of the meal. As a customer at that restaraunt, you get a great sense of quality and professionalism and you are willing to pay for it. Your home is no different! Buyers are looking for a place to live. A place to raise their families and have holiday gatherings etc. They take it very seriously and as a seller, you should reciprocate that and present your home in it’s best light for potential buyers.
